Private Property loan calculator
Private property loans are governed only by the Total Debt Servicing Ratio (TDSR): your total monthly debt repayments, including the new home loan, cannot exceed 55% of your gross monthly income. Banks stress-test this at a mandatory 4.0% p.a. interest rate over a maximum tenure of 30 years, not extending past age 65 — regardless of your loan package's actual interest rate. The Mortgage Servicing Ratio does not apply to private property.
Executive Condo (EC) loan calculator
EC bank loans go through a dual test: the Mortgage Servicing Ratio (MSR), capped at 30% of gross monthly income, and the TDSR, capped at 55% including all other debts. Whichever produces the lower loan amount governs. Both are stress-tested at 4.0% p.a. over up to 30 years.
HDB flat loan calculator
For an HDB flat financed with a bank loan, the same MSR (30%) + TDSR (55%) dual test applies as for an EC, with the lower of the two binding. This calculator models the bank loan pathway specifically. The separate HDB Housing Loan (via HDB itself, not a bank) uses different rules — including its own interest rate and, since 20 August 2024, a loan-to-value limit of up to 75% (reduced from 80%) — and is not what this tool calculates.

Common questions about loan eligibility
What is the difference between TDSR and MSR?
TDSR (Total Debt Servicing Ratio) applies to every property loan type in Singapore and caps all monthly debt obligations, including the new home loan, at 55% of gross income. MSR (Mortgage Servicing Ratio) is a stricter, additional cap of 30% that applies only to HDB flats and Executive Condos, covering just the housing loan repayment itself. Where both apply, the lower limit is binding.
