A property agent’s job changes completely depending on which side of the table you sit. Buyers chasing a first home. Sellers who have a number stuck in their head. Landlords who want the unit filled and then want to be left alone. And one family settling an estate. Here is how eight of them describe it.

Every transaction below is a real closing of mine and is verifiable through CEA’s public agent records. The wording is currently mine — placeholder accounts written from each client’s point of view while I collect their own words. Names and identifying details have been changed for privacy.

Getting the unit, not just the brochure

Launch day is decided in the weeks before the queue moves — ranked stacks, financing confirmed, eligibility checked and fallbacks agreed. Hesitation is the most expensive thing in this market.

I procrastinated for two years. I had my eye on Parc Komo, kept telling myself I’d decide next month, and then it was gone. Carlton didn’t lecture me about it — he sat down and worked through what I could actually service, showed me what Changi T5 could mean for that side of the island over the next decade, and gave me a shortlist I could live with.

I’m now five minutes from my parents. I have dinner with them without planning my whole evening around the journey home. That was the whole point, and he was the first agent who thought to ask me about it.

Both our families had our hearts set on Rivelle of Tampines. Carlton was the one who asked whether we actually understood the second-timer allocation — only 30% of units set aside for people like us, and he showed us it is being cut to 10% for future EC sites.

He was blunt. On those odds we could ballot, miss, and end up with nothing while prices moved. He pointed us at Coastal Cabana instead and explained why it worked for both households. Both families got units. If we had waited for Rivelle, I think we would still be renting.

We nearly talked ourselves out of an EC because it felt like settling. Carlton put two numbers side by side: ParkTown Residence, the integrated development in the same estate, averaged about $2,360 psf at its launch. Aurelle was transacting around $1,766 psf. Same neighbourhood, same MRT, roughly $600 psf apart.

He walked us through the MOP and what privatisation does to an EC’s price before we committed, so we knew exactly what we were signing up for and how long we had to hold. It sold 90% on the first day. We were in.

HDB resale

Public housing, handled properly

Resale HDB is where the least experienced agents do the most damage. A mispriced flat sits, and a flat that sits gets low-balled. Price comes from transacted caveats in the same block — not from what the neighbour is asking.

My neighbour sold two years ago and I had that number stuck in my head. Carlton pulled the actual transactions for our block and the ones beside it, and showed me honestly where my flat sat — the floor, the facing, the lease remaining. It was not the number I wanted to hear.

But he priced it properly, took real photographs, and put money behind the advertising instead of leaving it on a portal to go stale. It moved. I would rather an agent tell me the truth at the start than waste six months agreeing with me.

Clementi makes you panic. Everyone wants the schools, and you watch flats go for more than they are worth while you hesitate. Carlton made us agree on a walk-away number before we viewed anything, and he checked the valuation risk on every flat we liked.

He talked us out of two. Both would have needed a large cash top-up over valuation, money we would never see again. The third one worked, and we didn’t have to overpay to get it.

We were selling our late mother’s flat, and the family was not always of one mind about it. Carlton handled that part as carefully as he handled the sale itself. He kept everyone informed, never rushed us, and never pushed us to take the first offer simply because we were exhausted and grieving.

He still marketed it properly — which, given the circumstances, he could easily have skipped and nobody would have questioned him. It went at a record price for the block. I don’t think that happens by accident.

Landlords who’d rather not think about it

Most landlords don’t want a partner in their investment. They want the unit tenanted, the tenant screened, and the next twelve months to be quiet.

I didn’t want a project. I wanted the flat rented and my weekends back. Carlton priced it to move rather than chasing the last fifty dollars a month, confirmed the tenant’s eligibility to rent public housing before anyone wasted time, and screened on how long they were likely to stay rather than who waved the biggest number.

It was tenanted quickly and I have heard almost nothing since. For a landlord, that is the whole job.

My tenant pool here is mostly expatriate and relocation, and half of them are deciding from another country on a compressed timeline. Carlton had the unit properly photographed and marketed to reach exactly that audience, rather than listing it and hoping somebody scrolled past.

He screened on lease term and the strength of the covenant, not just the headline rent. I got a tenanted unit and a clean handover, which is all I asked for.
